Eviction & Landlord Services Document Preparation in California
Managing rental property in California involves paperwork at every stage of the landlord-tenant relationship. From setting up a new tenancy with a written lease to serving the correct notice when problems arise, having properly prepared documents is essential to protecting your property and your rights as a landlord.
At Ashlar LDA, Inc., we help landlords and property owners prepare the documents they need throughout the life of a tenancy. This includes lease and rental agreement preparation, tenant notices, and the court filings required to complete an eviction (unlawful detainer) when a tenant fails to comply.
Getting the paperwork right is critical. Errors in leases, notices, or court filings can result in delays, dismissed cases, or exposure to liability. We prepare your documents based on the information you provide. We are Legal Document Assistants, not attorneys, and we do not provide legal advice.

Notice Preparation for California Landlords
Serving the correct notice is one of the most important steps a landlord can take. The type of notice required depends on the reason you need to act, and using the wrong notice or incorrect language can invalidate the process entirely. We prepare the appropriate notice based on the situation you describe.
- Nonpayment of renttypically requires a 3-Day Notice to Pay Rent or Quit
- Lease violationstypically require a 3-Day Notice to Perform Covenant or Quit, or a Notice to Cure or Quit
- Month-to-month terminationrequires a 30-Day or 60-Day Notice to Vacate depending on how long the tenant has been in the unit
- Just cause requirementsunder AB 1482 apply to many California rentals and affect which notices can be used and how they must be worded

Start Your CaseUnlawful Detainer Filing Preparation
If a tenant does not comply with a notice, landlords may file an unlawful detainer lawsuit with the court. This is the formal legal action used in California to regain possession of a rental property through the court system.
We help prepare the documents required to file the case, including the complaint, summons, and any supporting declarations. All documents are prepared based on the information and instructions you provide. The filing is then submitted to the appropriate California court by you or through our filing assistance service.
We also assist tenants who have received an unlawful detainer summons and need help preparing a written response before the deadline.
